Waterproofing the foundation of your new home is key to ensuring a lifetime of dry, mold-free basement air – not to mention avoiding the unconditioned, mold-infested air that accompanies the dreaded “Stack Effect”. Keeping water away from your new foundation and making certain the walls remain dry is key. Water vapor readily passes through concrete, and liquid water can literally soak into the concrete structure itself. Damp patches on the concrete walls are a sure sign of this, often manifested in the form of efflorescence. In such cases, water has entered the concrete, dissolved salts in the structure, and continued its journey inward to your basement. Once it reaches the surface of the wall the water evaporates and the salt deposits remain behind.

Make Sure It’s Genuine Waterproofing

In most states the building codes specify that unfinished basement spaces need only be “dampproofed” – and dampproofing is just an inexpensive way to meet minimum construction standards by utilizing a simple spray-on form of liquid asphalt. At Real Dry, we use several different methods to genuinely waterproof the structure of your new home – not merely “dampproof” it.

Foremost among these methods is the application of the outstanding Mel-Rol self-adhering waterproofing membrane system from W.R. Meadows Inc. The Mel-Rol system is a cost-effective solution for thoroughly waterproofing foundations, vertical walls, and below-grade floors – in other words, all the construction elements of a new-build home’s basement foundation.

Mel-Rol is available in standard, low-temperature, and even extreme-low-temperature versions to suit all environments, no matter where (or when!) you’re planning on building your new home. It provides positive waterproofing protection (not just “dampproofing”) against both damaging moisture as well as the dreaded infiltration of free water into your new home. Real Dry also utilizes the versatile line of Air-Shield air barriers, also from W.R. Meadows, including fluid-applied barriers, sheet membranes, and even vapor-permeable product formulations. These products help to control and eliminate air leakage through the home’s building envelope – a source of potential damage to the building materials utilized in the construction of your new home, as well as the cause of indoor air quality issues in the form of mold growth, which can be drawn upward into your living spaces (and into your lungs!) by virtue of the aforementioned “Stack Effect”.

In addition to various types of drainage and insulation board products, Real Dry often uses Hydralastic 836, a low-VOC compound for positive-side, above- and below-grade waterproofing applications. This solvent-free, cold-applied waterproofing compound does not freeze and is suitable for both horizontal and vertical applications.

And finally, we also utilize a technology known as Crystalline Waterproofing, which waterproofs and improves the durability of concrete structures by filling and plugging the pores, capillaries, and micro-cracks with a non-soluble, highly resistant crystalline formation. Real Dry prefers Aquafin for this application, which permanently blocks the passage of water through the concrete and protects it from corrosion.
